[Phygital Estate Investment Trust]
PEIT - GYO
US retail stores are integrated
It is an AI-powered phygital real estate model that transforms into an "Civic Third Space" network.
An integrated platform that transforms retail real estate into highly efficient, data-driven, and community-centric structures.
What is PEIT - REIT?
PEIT acquires or adds to its portfolio, through long-term leases, high-quality commercial properties owned by or acquired from large-scale trademarks that have repositioning potential.
These assets are transformed by PEIT into modern, modular, and phygital “Civic Third Space” centers. Following the transformation process, the facilities are allocated to local operators on a turnkey basis under a standardized and scalable business model.
The model is built on a structure that consciously separates asset ownership from operational management, similar to Shell or BP's "ownership with the investor – operations with the local operator" approach.
PEIT's distinctive value is,
The goal is to generate long-term and sustainable value through community-focused use cases, phygital infrastructure integration, and multi-layered, diversified revenue models.

How it works
PEIT buys or leases buildings on a long-term basis.
The property title or lease rights are transferred to PEIT LLC, the company established for that location.
PEIT covers the entire (capex) investment
Modular interior building conversion, technology infrastructure, branding and operating system are handled by PEIT.
The local operator buys the turnkey PEIT (District) LLC company and operates it on a revenue-sharing basis.
The operator has no capex load.
Minimize Opex risk
PEIT wins along with it.
As the PEIT portfolio grows, the operator earns regular monthly income.

CIMID Usage and Spatial Planning

Peit's vacant commercial buildings, whether purchased or leased long-term, are quickly transformed into "Civic Third Space" structures using the Cimid Modular Architecture System. Cimid is a standard module and flow design used to transform each floor of a building into flexible, multi-purpose, and revenue-generating spaces.
In the PEIT concept, the large parking area in front of or next to the building is not just for parking vehicles, but also:
Open Market
Local producer & entrepreneur area
Weekend activities and festivals
Mobile kitchen, food truck and taste experience areas.
Community activities (sports, exhibitions, outdoor cinema)
It is considered as such.
This area generates high traffic, community engagement, and additional income.
This is the first encounter area before entering Civic Third Space.
Open Market & Event Area (Parking Zone)

The ground level is the heart of PEIT's phygital business model.
The Cimid system structures this solid with the following functions:
Multipurpose community space (meetings, training, workshops)
Phygital showroom spaces (for brands)
Flexible commercial modules (available for short-term rental)
Cafe / meeting point
PingPod chat wall
Membership and check-in area (Offndon entry system)
Entrepreneurship desk & production corners
The ground floor generates the flow of traffic that keeps the building alive every day.
Ground Level (Main Floor)
Cimid transforms the mezzanine floor into calmer, more functional, and revenue-oriented spaces:
Educational classes
Workshops and production laboratories
Entrepreneurship / Startup job opportunities.
Programmable customizable areas (seminars, lectures, one-on-one training)
Fitness / wellness studios
Flexible office modules
The entire mezzanine level is designed to increase program revenue.
It offers a "deeper experience" compared to the ground floor.

PEIT – Property Description
Ready-made commercial building + quick conversion + strong location + community-focused use.
Not a plot of land, not a construction project from scratch.
PEIT buys, converts, and opens for business vacant but high-value buildings. What types of buildings do we buy? What criteria do we look at?
The properties targeted by PEIT differ from classic land investments.
We buy or lease long-term vacant, valuable, ready-to-use commercial buildings.
The main characteristics of these properties are as follows:

-
It has open interior sections and is suitable for modular transformation.
-

Vacant or Closed Big-Box Locations
Especially:
-
Stores abandoned by bankrupt brands
-
Locations closed by shrinking chains
-
Independent large stores outside of shopping malls
-
Single-story or two-story big-box retail formats
These buildings can be converted quickly because their infrastructure is already in place.
High-Traffic, Easily Accessible Locations

-
Close to public transport or main road connections.

Internet and telecommunications infrastructure can be established.
-
Fire safety infrastructure is adequate.
-
A plan that does not pose an obstacle to conversion to a modular structure.
Because these criteria are met, PEIT completes the transformation quickly.
